How to Buy Investment Property without Seeing It
Tuesday, February 17, 2009 6:41Real estate investment involves a huge amount of money and therefore, I personally do not feel that it would at all be a wise decision to buy a property, without actually looking at it. However, people do buy real estate properties, without actually taking a look at it. Such a practice is becoming quite common, especially among large investors, who do not have much time to take a look at each property.
So is the case with a number of other real estate investors, who do not have the time, to inspect a property, primarily because, they are preoccupied in their work. Now, with the number of such people rising every day, there are also a rising number of agencies, which provide inspection services and give the investor a first hand account of the property. This way, the investor does not have to go through the process of personal inspection of the property.
If you are interested in buying a property, but are not able to find enough time, to inspect the property, then in that case, you have a number of options. The following are some tips, which can help you purchase a good property, without going through personal inspection of the property:
- Hiring the services of an inspection service provider, can be a viable option. You can hire the services of an inspection service provider, who would be able to give you a proper account of the real estate property, which you wish to invest in. A good inspection agency, would tell you about the drawbacks and advantages, which the property accounts for. This way, you will get a fair deal of idea, as to what, the property is like. However, you must always make sure, to hire the services of a reputed service provider; and so, you must check the credentials properly, before hiring the services.
- You may also take help of your real estate agent for this purpose. Typically, if you have a long association with your real estate agent, then he would be able to provide you with vital information, as he would have a good idea about your preferences and likings. Also, a good real estate agent would have a great deal of experience in the field and so would be able to give you proper suggestions, in this regard. Not just that, a real estate agent would be providing you with a number of other services, which can help you a lot in finding the right property for investment.
- Another way of finding a good real estate property for investment is to have a number of contingency clauses in your contract. Many real estate investors, make use of such clauses, to terminate the contract, in case, the property does not meet the requirements of the investor. It is therefore, advisable, to incorporate such clauses in your contract, in order to avoid buying a crap property. In fact, many investors incorporate such contingency clauses, even when they have personally inspected the property.
Nevertheless, it is always advisable, to personally inspect the property, before you buy it. Personal inspection o the property, would reveal you a number of aspects of the property, which otherwise, would not have been visible to you.
