With the recent economic conditions putting up testing conditions before the man on the street, we have seen a considerable rise in the number of properties being let out to tenants.

In most of these cases, the land owner is finding it hard to pay his monthly dues to the bank, or is simply finding it hard to manage his day to day expenses; and to cope up with that, he rents out his property to manage some extra income. This extra income either helps him to manage his dues, or helps him manage other expenses.

However finding a good tenant is quite a tough task. This is because, the focus should not be to simply find a tenant, but to find a tenant, who takes good care of the property and does not knowingly causes any damage to the property.

It is therefore important that you keep the following conditions in your mind while you search for an appropriate tenant.

The first place to look for a tenant is among your friends and relatives. Ask them for some references and whether they know anyone who is looking for a property on rent. If you find someone in your circle itself, then it would indeed be the best option for you.  Apart from being trust worthy option, you also have the advantage of visiting them on the pretext of a casual meeting and see if your property is in good condition or not.

In case you do not find anyone amongst your circle, then you will have to utilize outside resources. A major player in this regard is newspaper advertisement, which is one of the most popular as well as the most effective ways of finding a tenant.

Internet can also play a very important role in finding you a tenant. In fact it is strongly emerging as a popular mode of advertising. You can post your blogs on the net, giving details of your property as well as your terms and conditions.

Nowadays many real estate agents are also dealing in this field. You can also take their help as well. A real estate agent may cost you a bit more; but on the other hand he can be quite helpful; not only in completing the legal formalities, but also dealing with the tenant in case he refuses to honor his commitment.

Once you have found a tenant; it is time to work out the legal formalities. It would be advisable to get your tenants credentials checked beforehand, so that you do not face any problems in future. Also make sure you do not skip a rental agreement.

Finding a good tenant might not be a very easy task, but if you keep your senses open, then it should not be a very difficult job either.
