Importance of knowing your real estate contract

Knowing your real estate contract is very important. You can hire real estate lawyer. But on most of the occasion you cannot be sure whether they are guiding you properly or not. You should know what they are doing. Some points which prove that you should know what is in contract are:
- A contract clearly specifies whether who the buyer and sellers are. No one can change it.
- Contract clearly explains what sum has been taken as loan and what is taken mortgage. You cannot question anyone about it once it is signed. You have to pay the loan. However you must make sure before signing that the amount and all the documents are correct. Sign the contract only when you are satisfied.
- Inspection is done to check the house. It’s on you if you want inspection or not. There are two columns showing yes and know. Do not leave it blank. Select either yes or no.
- The contract also explains whether what percentage is to be given to the real estate agents and lawyers. You cannot question once you have signed the contract.
- The contract changes from years to years. In past inspection was not so important but now it’s mandatory and almost all buyers opt for inspection before buying a house.
- Make it in your mind that even if you have hired a real estate agent, you will be responsible for breaking any rules related with contract. So make sure that no rules is being violated even if you have a hired a real estate agent.
- You should know what land lord tenant’s law is. If you give your house to a tenant after buying a real estate, you should make sure that you know all the points.
- What will be the procedure to evict the tenant in future?
- Is their any limit up to which you can increase the rent?
- What are the limits of late fee?
Real estate contract is not a joke. You have to follow all the rules and regulation written in it. It’s important for all. Either it is buyer or seller and even if he/she is a real estate agent. If buyer and seller don’t obey the rule he can end up in jai; same in the case with seller. As far as real estate agent is concerned he might loose his license or stand up in jail.
